The Project

How it began.

In 2007, we purchased a 7.85 acre tract of land located at 1727 Thomas Rd in Medford, Oregon. By October 2013, Stella RE Investments, LLC was incorporated. A major portion of the land are protected wetlands land.

The land is within the City’s “Urban Growth Boundary,” which requires us to create street connectivity and facilitate residential infill and development. We will be constructing four city-dedicated streets with new utility services. The allowable density for the property is 48 dwelling units, however, 39 dwellings are proposed to account for a wetlands area that make up the eastern half of the property.

Permits from the Oregon Department of State Lands (DSL) have been issued. The project has been designed to preserve existing wetland and stream corridor areas associated with Elk Creek by reserving two common area lots for stormwater treatment and detention facilities in accordance with a state and federally approved wetland compensatory mitigation plan.

  • Location

    Southwest Medford is a suburban neighborhood (based on population density) located in Medford, Oregon. An excellent location in Southwest Medford provides quick access to both Phoenix and the celebrated wine country.

    Southwest Medford real estate is primarily made up of medium sized (three or four bedroom) to small (studio to two bedroom) single-family homes and mobile homes. Most of the residential real estate is owner occupied. Many of the residences in the Southwest Medford neighborhood are established but not old, having been built between 1970 and 1999. A number of residences were also built between 1940 and 1969.
